Double success for Matt

Matt Davey a financial consultant in the residential property team at Peritus recently had double success finding a lender for a client that had encountered a number of problems obtaining finance.

The client approached Matt with a Buy to Let mortgage enquiry. He wanted to obtain a straightforward Buy to Let mortgage on a new build flat. This particular block of flats however, was in an industrial area and the majority of lenders on the market had either reached their maximum lending limit on the development, or the particular type of property would not meet the lenders criteria.

The client had initially been to another adviser, and was unsuccessful in obtaining a mortgage due to the amount of time that had passed in waiting for the initial application to be assessed, and a valuation to be carried out, the client had wasted a lot of time and they were now under a lot of pressure to complete the purchase in the required time scales.

Matt, however, after using a combination of his extensive knowledge of lenders criteria and also carrying out some further research, was able to find a lender that would consider the application. Matt was conscious that this was an extremely time sensitive case, and so he ensured the case was escalated. This resulted in the valuation being booked in, saving the client time, money and the risk of losing their initial deposit; as a result, the case was underwritten very quickly. The mortgage completed without any issues, and within the relevant time frame.

The client was exceptionally grateful for the work carried out by the Peritus team, and has since used our services to place another Buy to Let mortgage which was again placed successfully.
